When I was house searching, I had a very specific requirement.
Not only did the HVAC system need to be under a decade old, but I wanted electric heat and air with air vents in good spots on the floor.
Growing up, I lived in a house with radiant heat and there were baseboard heaters in every room. I also thought they were hot and dangerous. What irritated me the most was the fact that I couldn’t place any furniture in front of the radiant heaters for obvious reasons. This meant that an entire wall in every room was useless for space. I hated radiant heating and the baseboards so much that I was determined to have something else entirely in my own home one day. That didn’t stop with simple air vents. I wanted the air vents to be in optimal locations so that they weren’t hindering the layout of the room. My real estate agent probably thought I was crazy, because I spent a lot of time looking at the air vents on the floor. I detailed every single air vent on a drawing pad while walking through houses that I was the most interested in. Thankfully, my offer was accepted on a house that had a great HVAC system and air vent layout. There were some things about the house that I wanted to change, but I could do them slowly over time. I think my real estate agent was happy to see me happy with the home I purchased, because I don’t think he could stand taking me to any more houses.
